Sellers Are Pricing Homes More Realistically
According to Realtor.com, the national median asking price in June was $430,000, about $11,000 lower than it was one year earlier (see graph below).

This marks the eighth straight month that the typical asking price has been lower than the same month the previous year.
That doesn’t mean home values are collapsing. It’s important to remember these numbers reflect asking prices, not final sales prices. Sellers are simply entering the market with more competitive pricing instead of listing high and making multiple price reductions later. As Danielle Hale, Chief Economist at Realtor.com, puts it:
“Sellers are reading market conditions and are pricing accordingly from the start rather than listing high and cutting later, and buyers are taking note and making bids. This is a welcome sign that we are in a functioning market.”
Instead of unrealistic pricing, many sellers are recognizing today’s market conditions and setting prices that attract serious buyers from day one. That’s a healthy sign of a balanced market.
Buyers Have More Homes To Choose From
One of the biggest frustrations for buyers over the past several years has been the lack of inventory. Homes often sold before many buyers even had a chance to schedule a showing.
That situation is beginning to improve.
According to Realtor.com, June recorded the highest number of homes for sale during the month of June in the past three years (see graph below).

While inventory still hasn’t returned to the levels we saw before the pandemic, buyers have noticeably more options than they did a year ago.
Having more homes on the market means:
More choices that fit your needs and budget.
Less pressure to make an immediate decision.
Better opportunities to negotiate price, repairs, or seller concessions.
A greater chance of finding the right home instead of settling for what’s available.
Good News for First Time Buyers
These improvements may be especially meaningful for first time buyers.
Many of the more affordable price ranges are seeing increased inventory while experiencing softer pricing compared to recent years. That makes it easier to find homes that fit both your lifestyle and your budget.
As Mischa Fisher, Chief Economist at Zillow, notes:
“The lowest price tiers are exhibiting some softness in terms of price, they also had the most listing-activity growth, the first time since 2022 that’s been the case.”
More inventory combined with competitive pricing gives first time buyers a stronger position than they’ve had in quite a while.
