Selling a Luxury House? Here’s Why Now Is a Good Time

If you’ve been thinking about selling your luxury home, today’s market may be working in your favor.

While many parts of the housing market have cooled compared to the frenzy of the past few years, luxury properties continue to stand out. High end homes are seeing stronger price growth, steady buyer interest, and quicker sales than many people realize.

Luxury Home Values Continue To Climb

Before diving into the numbers, it’s important to understand what qualifies as a luxury home. In most markets, luxury properties represent the top 5% of home values, so the price threshold varies from one area to another.

According to the latest data from Redfin, luxury homes have been appreciating at a much faster pace than the rest of the market.

While the typical home has gained about 1.5% in value over the past year, luxury home sale prices have increased by nearly 5% (see graph below).

That difference matters.

Even with headlines suggesting home price growth has slowed, the luxury segment continues to outperform. If you’re considering selling, stronger appreciation could translate into greater equity and a better return on your investment.

High End Buyers Haven’t Disappeared

You may have seen stories about buyers becoming more cautious, but that trend doesn’t apply equally across every price range.

Luxury buyers remain active, helping keep the upper end of the market moving.

Lawrence Yun, Chief Economist with the National Association of Realtors (NAR), explains:

The luxury market has really performed better compared to the lower price point. . . . if we look at price points, any home priced under $250,000, virtually no change in unit sales from one year ago. Then you go into the upper price category, and home sales are up about 10% from one year ago. But the million dollar-plus homes, it is up by 18% from one year ago.

Many affluent buyers are less affected by mortgage rate fluctuations and affordability challenges than the average purchaser. As a result, they continue to move forward with their buying plans, helping sustain demand in the luxury market.

Luxury Listings Are Moving Faster

Strong buyer demand is also helping luxury homes sell more quickly than many sellers might expect.

Recent Redfin data shows that the median luxury home spends fewer than 50 days on the market. That’s still considerably faster than the pace seen before the pandemic, even when compared with previous years dating back to 2014 (see graph below):

For sellers, that means less time waiting for an offer and a better chance of attracting serious buyers sooner.
